Any vinyl plank flooring you go with will have a thickness layer usually somewhere from 3mm up to 12 mm. The thicker they are the more durable typically. Another key thing to look at is the texture. Some will have a scratch resistance coating. Some will also come with an underlayment attached to them so you won't need to put underlayment on the subfloor.

Just keep in mind, if you go with something too thick it may run higher than the original floors and cause some adjustments to doors/moldings etc. 

Yes I'd love to get a 20 year review on them but I'm sure they've come a long way in 20 years!

Definitely contact them. Leaving someone in the dust is never the right choice. Always provide the WHY when explaining you're going with someone else for a deal. If you truly think you'll work with them on another deal, explain that to them and how you'd like to stay in contact with them.

Following thread. Interested to hear input. 

@Isacc Lightbourn in my experience I've always gone with plank vinyl flooring. They have different styles and durability. I usually will go with the higher end as they are much thicker and more durable and have never had issues with them. I can't speak to the life of them past 5 years since that's how long they've been installed but so far so good.

@Brent Hannam thanks for the information. I have not had direct experience with Air BnB with my own properties but I will say you always run a risk with people coming and going from a property. 

I understand your friend has had a bad experience with renters, but at the same time you could learn from his mistakes. I'd imagine if he went 2+ years without knowing someone else was living there, he nor a property manager was overseeing the property or lease agreements. 

Also, just to warn you, any investment whether it be buy and hold, flipping, BRRRR, Air BnB, House Hacking etc... all require attention to detail and until you have many systems in place, you'll have to put in the work. I'm not trying to scare you off, I just want to make sure you begin to understand the amount of work involved with any strategy. Would be more than happy to talk to you about getting started in a chat if you ever need input.

@Bonnie Low thanks for your input. I hadn't thought too much about the "weird" factor. The last two properties I've had were weird, I'm just used to it! With that said, I definitely felt all of those challenges and they were costly. I need to keep that in mind and not fall into the same property without knowing the expenses to get it up to value.

@Brent Hannam I think the BP community can help you better if you let us know what your goals are (i.e. why specifically a rental/air BnB). 

Tons of different strategies we all use here so we can guide you to the right forums/books etc.

Hey guys

I'm in the market for my next multi family deal (2-4 units). Plan to live in one unit for 1-2 years and rent the rest out until I move out. Ideally something that needs some rehab but not structural or tear down so I can build in some equity. Who has experience buying properties that have been sitting on the market recently and can share their experiences. In a market where everyone is buying within hours of listing, it's hard not to think, how has no other investor jumped on this property sitting on the market. Anything specific to look at outside your typical walkthrough and analysis of a property.

I cannot relate to your specific area, but as far as getting started I think it's really important to document your goals and why you're planning on doing a BRRR/Flip deal.

After that definitely start to network with agents/lenders/property managers that can help you identify where your goals can fit into different neighborhoods. From there, it's all about analyzing. If it's your first time make sure your network can help you understanding if a deal makes sense for you and your goals.
