Has anybody ever tried to put hardwood floors in their rental?

I've read that the kitchen and bathroom are (usually) the best places to lay tile because they add the most value. As for the rest of the house I am confused, shouldn't hardwood floors best fit the rest of the house because they last forever and you can redo them? Has anybody ever tried using hardwood floors? If so, did it affect your profit/cash flow due to it being expensive per square foot? I'm talking about rental properties when using the BRRRR method btw!

Interesting! Thank you so much for your input. I’ve read that they are durable but I have a better time believing it now that you confirmed! I didn’t know there were different durabilities! How much is the high end one per square foot? Also, I wonder if anybody can speak to them past 20 years👀.
