Thanks for sharing your presentation @Jared Prevost! I just started my REI journey and have my first small multi-family property under contract. After I can show my business model works with this first property, I need to start pitching for private investing from family and close friends. Your PPT file is exactly what I was looking for to get me started! Do you also happen to have a '1-pager' format that can give the Bottom Line Up Front. I know I have some family that just want me to get "to the point" and might start rolling their eyes at me if I try and explain everything in the slide deck.

@Timothy Boyd. I'm working with JJ Panewicz with Rapid Mortgage Company and he's told me he can do a cash out refi with no seasoning period. JJ services all of Ohio. I plan to use him once I'm at the refinance step of my BRRRR. I can provide more of his information if you're interested.

@Alex Parshin. Who are the bad PMs in Dayton? I'm in the process of setting up interviews with a couple PMs in Dayton and would rather stay clear of the ones who aren't working out well.
