How did you pick your LLC name? My wife and I have a quite unique last name - is it safe to disclose your last name in an LLC? Any advice would help.

We bought our first property a few months ago but are having a tough time finding our second multifamily property. We are ready to take on more. How do you generating leads in your market? We are long-distance investors in Japan, investing in north of Minneapolis.

@Pavel U., thanks for the info. I meant how do you look for these medium-size multifamily properties on the MLS? I've found it difficult to put a filter on with the typical websites. I'll ask my agent to put me on a feed as well.

@Shane Ziegler, looks like you're also from Minneapolis but are investing somewhere else. Which cities/states do you invest in and why?

@Pavel U. thanks for the info. How do you look for these? I'd love to get more leads for something below $1 million. We are investing in Minnesota because we live abroad but my wife has family there. We feel good about having family there, especially we just started our long-distance REI journey. We also really enjoy working with our agent/property manager there. We started last year and purchased our first rental property recently. We are actually looking just outside of Minneapolis as we noticed that prices in Mpls are very high. Where do you invest? Looks like you are from Edina but I'm assuming you're not investing in where you are?

Where do you look for smaller medium-size multifamily homes, besides loopnet?

Is there a way to use a credit card to pay someone without a fee? We want to pay our property manager with a credit card but PayPal and other online websites charge 3% fees for credit card transactions. Any tips?

@Brian R. Thanks again for your insight. One more quick question. I pulled the rentometer comps for one-bedroom and two-bedroom rents nearby and the median came back at around $950 and $1250, respectively, but they are mostly in White Bear Lake. Would you say the comps are similar in Centerville?
