Looks nice! Converting to a 3/2 from a 2/1 is a great way to increase the value (and rent too).

That's a hint that it's a bank owned or foreclosure, even though the description sounds like it's a condemned property. When you purchase one of these properties you'll have a bunch of disclosures from the seller stating that they are not aware of any issues with the property and they are even exempt from filling out a state property disclosure. I wouldn't let the verbiage scare you too much and don't forget about the importance of having the property professionally inspected. BTW - this property already sold.

I'm sure that it will take a bit longer to find a rent to own than it would a regular tenant. It's usually a little tougher finding a tenant in the winter months vs spring or early summer.
