Does anybody know of a lender who can lend on a SFR property that is zoned Mixed-Use?

I'm not a big fan of running around to collect the monthly rent or waiting around to see if the check is in the mail.

What's a good reputable online payment system to collect rents. Any suggestions or recommendations? Does anyone have any success using the Intuit QuickBooks Payment system? Looks like they have a low 50¢ per transaction for ACH/bank transfer and checks. I'm only using the desktop version of QuickBooks, so, I'm not sure if it'll work.

Open to any recommendations!

Hi Martin, really depends on what you're planning on doing. Just replacing the panel might run $800-$1200. More if you're actually replacing the actual wiring. Since it's all on one level if you have to rewire, it'll be easier than ripping everything out and having to fish wire to the second floor. Hope this helps. If you need an electrician, let me know. BTW - does it have knob & tube wiring?

$70-$75 ARV might be a bit high for the area, you might want to reconsider and be a bit more conservative.
