ISO Akron Oh Investors/Agents for rental potential ASAP please

Hello BiggerPockets Friends,

I am a remote investor looking to make an offer on a property that I really like. Zip code 44310. My only concern is: How soon can I get a tenant in this property?  I've been with my children ALL day and its been impossible to connect with a local agent for feedback.

This property is turn-key, 3/2 1300sq ft. That could be rented at as a SF for $750 or 2 unit for 1k/month. Asking 43k. It really is a nice home and ideally I'd like to offer it as a lease to own option until I get my team in Ohio setup. 

Any suggestions or feedback would be so greatly appreciated.
