It's great to have a property manager on board.

I've been looking to invest in another Baltimore buy and hold (fix and flip if something turns up is also good), but I hesitate because I am very concerned about getting good tenants.

I have heard of many people who have put section 8 tenants in, and despite government guarantees for most of the rent, the rentals have turned into disasters. The people I know in Baltimore don't want to deal with section 8 anymore, even when they are in Class B- or C+ neighborhoods. 

Finding a good tenant is a real hurdle in Baltimore, as far as I can see.

The competition is pretty strong here, as well, as many investors are looking for the same thing.

So far, you are the only person who did so.

I would very much appreciate seeing how you progress with this investment of yours, good or bad, though I do hope it works out.

I was somewhat concerned with buying older houses. An experienced investor told me to be careful with older houses, as they may give good returns the first year, and after that it may be all downhill, as repairs eat up potential profits.

It's great that he knows the area, but there are lots of areas that are bad news now which weren't when 'we' grew up there.

Is this your first investment?
