I'm leery of investing in turnkey C properties....too thin margin of profit....with unforseen circumstances easy to just break even; I think I'd rather buy one A/B property that can be managed from afar by ME,,even if the property, for simplicity's sake, cash flows less, and has some appreciation.

For example, let's say I can find an house in an A/B neighborhood for $200,000 (think............not CA, NY, and so on) that shows increasing population and jobs over the last few years and projected more of the same for the next five years..................

So, I would be okay with buying it for 200,000, renting it out for 1,000-1,200, and seeing 10% appreciation every year for the next five years.

Does anyone know where I could find something like that?

Hi.

I'm looking in the 64119 (Shaker Heights area of Kansas City)area. I found a house I'd like to buy, but the realtor didn't respond to my text message (I'm overseas). I'd also like to know, if I get this house, if someone has a PM to recommend.

Hi, Everyone,

I am seriously considering buying a property in the 44120 area of Ohio. Taxes are a bit steep. The house needs a general rehab, and though I haven't inspected it yet (with a property inspector), I would like to have a rehab expert do over floors with tile, and put in a modern kitchen and bath. It might need electrical updating. I don't know. Does anyone have a trusted property rehab expert and inspector and manager. Has anyone worked with the Holton Wise group, which I think is tied in with the Australian guy Engelo Rumora?

I'd be grateful for any input.

Wow! I was assuming they wouldn't, though I should ask, if Memphis Invest would manage a property that is not their own. Thank you for the idea.

So, Steve, if I were to want you to manage my rental, can you point me to a zip code/street/neighborhood where you manage? I'll check out the homes and see if they are in my price range.

If not, thank you anyway. Your answer will help me, and I'm sure others as well.
