Thank you to anyone who can advise me in this situation. I bought an attached home in February of 2022. At that time there was a management company hired by the HOA corporation to whom I was to pay my monthly costs. I set up an ACH with my bank account as I prefer payments to be paid automatically. Meanwhile, with NO notice to me, the HOA corporation transferred to a NEW management company in January of 2023. I was not informed of this, nor did I realize that they stopped billing me at that time. I just found this out as at last the NEW management company sent me letters to my home address informing me of the change, and that I was PAST DUE on payments and they had the gall to add monthly late fees to the bill even though they had not informed me of the change, nor of the fact that a new ACH needed to be set up. I got on the phone with the new management company immediately. No real reception to my problems. All they respond is that all the landlords are having similar issues. Really? Meanwhile they send me two more bills. One is billing me for fees from BEFORE I even purchased the house. To this, I sent them my ALTA from when I bought the house. They do not respond. Another bill is billing me for a transfer fee from one management company to another....wouldn't the HOA corporation need to pay for this as it is their doing? I have been unsuccessful at reaching the old management company. Go figure: they did not even have me listed as landlord, but had the old landlord listed, which is what they gave to the new management company. I filled out a form for the new management company to set them straight, but they are not responding in kind to my questions about the bills. What should I do?

Keep trying, but being in a similar position as you, I found I had to use my own cash for years, and years, and years, until my rental in the United States has been owned so long, and done so well, that, maybe, maybe a lender from a small bank will now consider doing a cash out refinance....still waiting to hear if the loan will get approved....AND yes, I had to show U.S. income from the rental and from my social security and pension: you read that right..........until I could retire and have secure U.S. income no one would look at me........if I get this loan, it will be my first actual leveraged buy.

I have tried to buy in Israel, and I have, and depending where the rental is, the appreciation can make up for the lack of cash flow...cash on cash is about a 2.5% return, at least to begin with, but has it been worth it in the long term?

I heard the discussion that mentioned there are bonds now yielding 7%. The maximum one can purchase is $10,000.

Is the 7% compounded monthly? Does that mean that after five years if one invested $10,000 one would cash the bond in for approximately $14,000?

Pardon my interest, but I would also like to understand the spread among five states.

I am currently looking for a long distance reliable turnkey, managed by a flawless manager, so if you are up for selling, let me know.

I would prefer Md. , as I already have a rental there, but I only buy in safe neighborhoods with decent schools.

Has anyone borrowed money from Norada Funding? I am trying to get a 100,000-150,000 dollar loan based upon a rental property I own outright, and I am dealing with a person named Kathy Laubach from Norada Funding. Any comments? Any recommendations for very quick pre-approval so I can put an offer in on a house I want to buy?

I wanted to know if I put $70,000 dollars in vtsax in January 2022, how would I be able to retrieve the capital gains or the dividends, but leave the principle?

I have an idea. If you owe 45000 on the mortgage and you need to put in 30000 to rehab it then that is a total of 75000. Let's say that is approximately half the value of the rehabbed property. I would pay that and own half the house together with you. We would rent it out for 1500. Each of us would get 750 a month. From that we have to calculate expenses. How much are the taxes? How much is house/flood/hurricane insurance? How much is pest control and yard work? Does the tenant pay all utilities? Are the appliances up to date? If you managed the property, would you manage it for free? Do you live nearby? Unless you have something you want to do with the cash from selling the house, why not keep at least half of it? This way you will have a steady income for years to come, and if either one of us wants to sell our half we can have in the contract that we have to offer it to the owner of the other half. The price would be determined by a current appraisal. The house will probably go up in value. Meanwhile you will have some discretionary monthly income.

Does anyone have any feedback for me on this option? Have you invested in a new build in Cape Coral? Have you invested with Norada?

Are they overbuilding? Is the quality of the building worth the price? Thank you.
