@Francisco Lopez-I believe Lender Dave Skow from Seattle, WA just gave you the best suggestions. As someone that
has looked at and funded hundreds of refi's and hard to do transactions, with possible upcoming  Covid mandates,
high inflation, uncertain federal admin., on and on, better with a move to a new area to have cash in hand. 

I would further advise you to go to the Seattle where you can maybe hook your wagon to Dave's operations, sounds like a good, possible mentor to help introduce you to the North Pacific.  Good luck and Blessings. EAB

Kind of you sir, unit NOT on Foundation however we do have earthquake insurance.  What interest rate do you think is reasonable?  Like any loan I'm open to an offer.  I'm pretty sure a credit union

will also want a permanent foundation.  This home sits on it's own large city of Redding lot. In a 

subdivision of 205 homes.  Likely the largest in sq footage in the division.

116 Views  Not the deal of the century, I realize that, but I have found a lender

that I believe will close on this transaction within 30 days.  Is it structured 

exactly like it was when I started.  NO....like most deals it morphed into a 

loan that I and the seller can live with. 

Like my mentor Donald Trump taught me years ago, There is no perfect deal.

Don't wait for it to be.  "pull the trigger on the deal"  make it into one that works 

for you.

Sorry, at the peak of our market 2008 this unit was offered at $159,950 by one of

our top Real Estate Agencies.   The lot is huge and could not be duplicated today

for less than about $65,000. lot only.

I've tried twice now to download the listing flyer the last time this home and lot

were green, all the carpets were new and the unit had been freshly painted.

All that we be brought up to the same standard again.  I can send you the listing

with pictures if you will provide a email address.  Also I can do a walk through

and take new pictures as well if you like.  The owner had it empty and just needed

to see some regular income coming in off it.   She is a senior lady and only asked

me to pay 3% interest.  I refused to do it, on this transaction and doubled it to 

6% with I felt was fair to her.  Didn't want to be accused of elder abuse or not

treating her fairly.  She's a nice lady, we are friends.

The $5,000 debt consolidation increases our take home by $700 a month which

includes $110 a month that will not be needed for storage unit.  We saved mom's

life 4 years ago.  She get's her home back and we get our lives back, yet we are

still close enough to help her out or get to her quick.  It's a make sense deal to us.

Seller accepted $65,000 offer for Huge Mobile Home On Private Lot. See past listing flyer. Unit actually measures 2250 Sq ft.  Two huge bedrooms/2 bath one with sunken tub and shower.  Roof under 5 years old, storm (double-pane with air spaces) through-out main living area.  large formal living area, Breakfast bar, two large attached carports, indoor laundry.  Two homes in area just sold for $120K and $129K after some rehab.  This unit does not need complete rehab, but does need carpet, drapes, paint, sprinkler system repair and other maintenance completed. Has RV access covered and two metal sheds with large back yard  bordering greenbelt. deer, rabbits, eagles, hawks and coyotes have all been seen in this desirable area.  See older listing flyer, this was the value of this unit at the top of the market. Again, after TLC paint and carpets It will appraise for at least $120K.

In our area it would rent for right at $1,000 per month. Taxes and HOA fees are low just $450/$120K Buyer (me) provides security for this subdivision and surrounding will be president of HOA after closing. Unit on lot Sales Price $65,000
