Rural Northern California is closer to and resembles Oregon more than it
resembles San Francisco. We have several excellent businesses we'd
like to purchase, to hold, to add value too, and/or to flip. We are expecting
an exodus from the heavily populated Bay areas and Southern California
areas within months. All businesses are well established, have cash flows

What I'm trying to say, is don't shoot the messager, I'm not
happy about what I see out there. I like real estate investing
and development, I liked it because it was something I am
good at and one of the few things in my life I was able to
earn serious money doing. So, just because I may have
a better route to take now does not mean I'm all fat and happy
about things. I don't like change either. My wife loves to
gamble, Indian Slot Machines, just about the worse bet
you can find anywhere on the planet, yet, she loves feeding
them damned machines my twenties. One after another.
To my knowledge she has never really won any serious
amount of return. The game is fixed, it's not designed to
do that. It's strictly for entertainment purposes only. I
learnt that lesson over time, she has not yet, or it just
doesn't matter to her anymore, she enjoys the entertainment
value more that winning. Real Estate is the same, I've
learnt some things, one the game is fixed. To you cannot
depend on making money on every deal and it becomes
strictly entertainment at that point. Three when it goes,
air starts rushing out of this balloon it will go fast. I've
learnt the lesson over time. Just trying to share it here
with you. Just give you something to think about. Best

Is there a way to edit these comments....??? Above I
meant to write "Do something stupid like get greedy
about the sales price of the asset they repo and follow
the market down to 60-70% of it's value." That should
be on them, but it will be your fault.

I'm not happy about the state of things in real estate or anything
else connected to it. But, look at the US $200 Trillion in unfunded
debt. $18 Trillion in the hole. All Greece's problems are solved in
the short term, for just under $100 Billion over the next 3 years.
We've got nearly 1/3rd of the nation out of work. Half the nation
on some kind of government subsistence and you think because
you like real estate, you understand real estate, you made money
on your last deal, you think that's just going to keep happening?
Ask yourselves, if my long-term holdings lost 1/3rd of their value
overnight, in the next 6-12 months, would would the effect on
my life be? I'm saying it was enough to take Madoff's 50 year
Ponzi Scheme and turn it into a crime and an extended stay
in prison. In this business, unless your are using all your own
money, you have to borrow. You're lenders are like some of
your ex-employees, they love you while their making money.
Soon as that stops, even if they take back their security at the
peak of the market, then do something stupid like get out then,
follow it down to 60-70% of what it's value once was, you are
scum, the bad guy, Some investor here mentioned wearing
his bullet proof vest to collect past due rents. Now that's

I recently upgraded to pro BP and I am enjoying reading your pages and
descriptions, I call it your why, for getting involved. Many of your long
game is, "I want to invest and hold" this or that rental or real estate
investment. Of course, that is the trick isn't it? Holding it. Someone
long ago, reminded us all, "it's not what you earn, but what you keep."
Just last week several world wide events should give any investor, in
any investment pull his head out of those stacks of deals and look
around. Greece, many calling it the first domino, Bank holiday, more
like a summer vacation. ATM's with no money. That's not good.
Chinese stock market in a free fall. US stock market off line for 3-4
hours, "not a hack, a glitch" Wall Street Journal, "another glitch"
American Airlines (was it?) another "little glitch." New BRICS
bank formed, without the USA. Hummmm
Maybe all that excitement makes you guys and gals all get pumped
up and start a investment LLC raise 5 or 10 million and start "buying
and holding" NOT ME. Been there done that.
Let me ask you a question. By now, everyone should have figured
out, It's all fixed. The stock markets, precious metals, oil, gas,
commodities, pig, beef, corn yes, and even interest rates and
real estate. Caldwell Bankers specialty is inflating the value of
real estate in markets they can dominate.
So, so....If I take a trip to Vegas, (stay at Lake Las Vegas) google
it. Limo takes you downtown in 15 minutes. I go into a casino
sit down and play a few hands of poker or even black jack. I
figure out the game is fixed. The dealer is dealing from the
bottom of the deck, Just how many hands of poker am I willing
to play after I discover it? None, I'm done now. Thanks, You
