I don't know why you would want to assume the loan.

You can buy the house subject to the existing loan it does not involve the bank whatsoever.

It is a simple transaction that almost every title company knows to handle.

Its a good business practice to have a few disclosures in place.

And it's a must,

to have 'authorization to release information' and a 'limited power attorney'

given to you by the seller.

O am in Israel most of the year

What's my real estate is in Ohio Kentucky and Indiana.

I do everything online including evictions

Posting notices appearing into the cold room etc I hire out per occurrence.

And mind you my expertise is working the c - neighborhoods.

People don't start getting divorced dying moving away.

It's about you how creative are you.

I'm just now working on sf house getting it

'subject to'

The seller just finished a full rehab,

He is too much in and cannot sell

for what he is in it including closing costs.

I want to hear a device that he refinance to pay off his hard money lender,

Which he did,

I am going to give him 8k

I need to take over his new mortgage payment,

He walks away with almost all of his money.

and I get a newly rehab 220k house,

Rented for 1700

my monthly payment for Piti is 1060.

I'm thinking of putting up a billboard in the city of Cincinnati,

does anybody know what's the zoning/registration requirements.

And what kind of cost looking into?

@Adam Bandola my experience doing sellers finance, subject to, and land contract.

although primarily on the selling side for the land contract.

There is no such thing as real world real estate senes,

Everything comes down to what your seller is willing to do.

And yes you definitely can do owner financing while having an agent in the transaction.

By the way as buyer you should aim to do seller financing like a mortgage not land contract because you are in a way better position when deed is transferred to your name.

After all many of the sellers are motivated because of means problems,

So if you don't get the deed someone might place a lien on the deeds while you are under the land contract.
