John, I am trying to buy lot with cash for $ 6k to 7k. The lot is 60 x 136 big. Do you think it is worth to invest? I don't know any builder or don't have any experience.

I am thinking to buy a lot where I can build single family home. Around this lot, home sales around $110,000. I am in FL and we have to build brick house here. Anybody have idea, how much its going to cost me to build 1300 sq ft house? How can I look for builder? Does anybody knows builder who is building small houses? I have no any experience on this field but want to try something new. Please help me to understand ups and down for this kind of venture.

Thanks everyone for the reply to my post. Good news, I created the lease document after reading all your replies and also did read other post. Yesterday, tenant signed the lease document and they will move next week.  Thanks again.

Thank Chris. I did the screening for the tenant and ready to ask future tenant lease agreement. I am not sure what to include in the lease agreement.

I am about to lease my single family home which I rehab and now ready for the lease. I am going to lease to section 8 family. Next week, section 8 inspector is going to come to inspect the house.

Reading other people's forum, I did ask for the proof of income (food stamp, SSI and SSA) and copy of ID/driver's license. Anything else I should ask for?

What are the things I need to add for lease? Any suggestions for lease document?  Does anybody like to share the copy of lease?

Its depends all on how much you want to invest.. Dr. Phillips, Windermere are for million dollar house. Pine hill is around 50K. I am local here. let me know if you need any help.

I have 3-4 deadbolt lock /door knob without keys. Is there anyway, I can have keys done for these locks and use it again for other property as replacement lock? 

Thanks for all comments. I checked the price with Lowe's and HD. I think I will go with Lowe's. They have good price compare to Home Depot. What kind of blinds are good? Vertical blinds or Horizontal blinds?
