It is hard to come up with the cost. It's all depend on how much work need to be done. My one house I spent $8K, 2nd house - $30K and last one, $26K.

I did not find any good one. But next time I will hire two handyman. One for paint job and 2nd for tile work. My last house, I hired one handyman for all job and he took a long time to finish the job and also he was not finishing one job at a time.

If AC drain clogs, who will clean it? Landlord or tenant? Is it a normal maintenance?

My tenant called me and told me that drain is full.

I am going to write very nice(!) review for him on Angie's list for sure. So, now he is saying that he need to pay some bills so he took some small jobs in between. But he don't want to finish my job! I told him that he will be out of the house by Sunday 4 pm.

Currently, I am rehabbing single family in Sanford area. What I learned from this rehab

- GC will charge at least 40% more and they like to buy everything and control all job

- Handyman - We hired Philip & Jenna Hicks. They are on Angie's list and when they came to the house they give us a good idea. So, we hired him for framing for damage part of the house - interior and exterior, paint, tiles, kitchen cabinets, exhaust fans, baseboards and tiny cosmetic things. He started working on last week of January and promise us to finish in a three weeks. Now after 7 weeks he is not even done.

He missed many days of work! One time his van broke and he did not show up for one and half day. After that, he got some kind of infection (no proof) and he miss 4 days of work. Today, until noon he was not at house since he have to take his son to Dr.'s office. Today, I am going to give him final notice to finish as per contract by 4.00 pm on Sunday other wise leave the job and will pay only the whatever job he finished. 

I had a new AC installed and roof is done in very timely manner without any complain.  

Lesson learned - Never hire one handyman to do all job. I rather hire someone to just do the tile work, other person for painting and 3rd one for carpenter work.

@Wayne Brooks - I did not believe what the contractor told me about the sales tax at all. Same I was thinking that, only retailer don't pay sales tax since they resale the products.

@Ricardo S. - I buy online 10% discount coupon which is easy to find online and Lowes honors this coupon all the time.

Currently, I am rehabbing single family house and my contractor told me that, since I am using business credit card, I don't have to pay sales tax. Is anybody doing this? Do you pay sales tax when you buy things for your rehabbing house?

@Shawn Thom Thanks for the link. Currently we are rehabbing single file home and found 20*20 porcelain tiles for .88 cents

 I will sure use this use when I buy this tiles fro 1200 sq ft area

-I am a hard *** landlord, as being nice has done nothing but bite me in the butt. I have a "very " detailed 14 page lease. So personally I would stand my ground. I would start the eviction process. I would not let her push you around.

Can you please share your lease document so I can compare my lease or if you want I can email you my lease document.
