Here in Seminole county and Orange county houses are selling more than asking price. Sometimes when you look at the deal your numbers does not match. 

In Seminole county - up to $100,000 price range - only 82 house are available (single family & town house only)

In Orange county - up to $60,000 price range - only 11 house are available (single family only)

Every new listing gets many bids and seller agent comes back and ask you to higher the price. 

Is anyone seeing same demand in other area/city? 

Soon I am going take a trip to Smoky Mountain and I am interested to look for investment property at Smoky Mountain area. Is it a good to invest in vacation home in Smoky area? I like to know that how do you handle and what is your ROI.

Livable condition includes things like the roof, plumbing, electrical, flooring, walls, ceiling, no peeling paint and cabinetry being in place and working order for someone to move in without a hazard etc. Cosmetics are not counted against you.

As above, can we fix the house and refinance? Is it possible to do 10 house with  - buy with cash and rehab and refinance once it is rented?  

I listed my condo on flat fee MLS and someone is ready to buy! Buyer doesn't have any agent and she want to buy condo with cash. What I need to do next? What kind of contract I need to do? So far, we have only verbal cash offer.

I have questions - Did you took bank loan to buy all properties? If yes, please provide the bank name. How did you gather down payment? What kind of loan you have?
