AC drain clog - Who is responsible?

Question

If AC drain clogs, who will clean it? Landlord or tenant? Is it a normal maintenance?

My tenant called me and told me that drain is full.

I'd label that recurring maintenance, I only charge the tenant if its abnormal. A kicked in door or obvious water leak that they didn't tell me about is on them. Reasonable wear and tear or recurring maintenance is mine.

I would chalk that up to regular A/C maintenance and would not charge the tenant.

I consider it normal maintenance.  You can put it on the resident if you want, just add it into the lease.

Sometimes it is easy to clean.  Other times you need to take things apart.  Sometimes you need tools or equipment that the normal person does not have. If you want to save money, reach up into the pan (if accessible) and remove the gunk.  Otherwise, you or the tenant needs to call an a/c repairman.

I prefer to do the maintenance so people don't have a chance to break something.
