Seminole County, FL - houses selling more than asking price

Here in Seminole county and Orange county houses are selling more than asking price. Sometimes when you look at the deal your numbers does not match. 

In Seminole county - up to $100,000 price range - only 82 house are available (single family & town house only)

In Orange county - up to $60,000 price range - only 11 house are available (single family only)

Every new listing gets many bids and seller agent comes back and ask you to higher the price. 

Is anyone seeing same demand in other area/city?
