Hello, 

Anybody have a contractor that they can recommend or guidance on how to find the best contractor in Bucks County to repair exterior damage to windows and some brick caused by a car? 

Thanks a lot everyone, I have went to the site and taken pictures of the damage. Apparently the police report has all of that information and I'm going to pick it up soon and follow up with insurance.

Hello all,

I received a phone call from the town informing me that there was an accident and damage to my property and that a police report was filed documenting everything. I was just wondering if there are some necessary precautions to take on my side going forward or just leave my tenant and the driver's insurance company to work together to remedy the damage?   

Was never in this situation before so not really sure what to do and if anybody that was in a similar situation can comment I would much appreciate that.

Hello everyone,

I was wondering if I can get some advice on ending a tenancy with a long time tenant. They were originally signed to a one year term but stayed on the original lease for another year and I believe (Please correct me if I'm wrong) due to the expiration of the lease they are currently on a month to month lease. 

Due to various factors I would like to terminate this relationship with this tenant, what would be the proper way to do it? Should I just give them a 30 day notice and be done with it or is there anything extra that I will need to do as a result?

I still have not accepted the rent for this month yet and plan on sending the letter on the 15th is that the proper way?

Hello everyone,

My rental had an issue where the heater was having issues and numerous techs couldn't fix it and ultimately the furnace had to be replaced. In the meantime the tenant wants a rent reduction for the time they were inconvenienced and we agreed on the amount. 

I have read from other forums that it might be best to get them to sign an agreement for the amount reduced for the issue. 

Is that necessary and what type of agreement exactly would there be to sign. Just wanted to see some thoughts.

Post: Snow removal company is late in removing snow, slip and fall

Hello everybody,

I think I might be possibly encountering my first slip and fall case at a small strip center. So we have this company that we are contracted to do the snow removal and but earlier today one of my tenant's customers apparently had a slip and went to the hospital in an ambulance. 

While I'm not sure a lawsuit is guaranteed to be coming, with ambulance chasers of these days I will not be suprised if it occurs. 

Basically I'm wondering if there is anything that I can do at this moment to best prepare if a lawsuit does come my way. Also my snow removal company was late, arriving at 1pm while the slip and fall occurred during the morning.

I'm in the market for a few new insurance policies for a few properties and came across this thread since I'm also located in Philadelphia. If anybody have any recommendations for insurance in Philly by all means please let me know.

Hello everyone,

I kind of need some advice in dealing with a commercial tenant. The insurance for the property is coming up for renewal and they require the tenant's certificate of insurance in order to renew the policy. 

The problem is that the tenant hasn't really been responsive. I called up the insurance company that he had last year since I had his last year's certificate and they said that their policy with him has expired and not been renewed. Apparently all he needs to do is call them up and pay them and they can have the certificate for me within the business day. 

I'm not sure if he got a new policy or what but I am wondering what is the best way to proceed? 

I was reading up online and somebody mentioned making that payment for him and then charging him for it but I'm not sure if that can even be done.  I'm in Philly PA if it makes a difference.

Will appreciate any advice for the next course of action.

Hello everyone,

I was wondering for the landlords out there if they use a company to do cleaning/minor repairs for taking care of the wear/tear of a unit after a tenant moves out. If so, is there a specific category for what those services are called or would I just search for a handyman and cleaning company?  

Not exactly the handiest person myself so if cost being reasonable I would rather outsource and if anybody has recommendations in the Philadelphia area, I would much appreciate that. Thanks
