Car damaged tenant's business (my building) Any necessary steps?

Hello all,

I received a phone call from the town informing me that there was an accident and damage to my property and that a police report was filed documenting everything. I was just wondering if there are some necessary precautions to take on my side going forward or just leave my tenant and the driver's insurance company to work together to remedy the damage?

Was never in this situation before so not really sure what to do and if anybody that was in a similar situation can comment I would much appreciate that.

You should contact your insurance company and give them the insurance info for the driver and your tenant.  Even though it's the tenant's business, it is your building and you'll be involved in exterior repairs (unless your lease states otherwise).  Even if you end up with no claim, your insurance company will still need to know about damages to your asset, regardless of who is ultimately responsible for the repairs.

Go over and take your own photo's of damage including the yard and grass.

You contact your insurance company and make sure you have claim number, and ask your agent how to proceed.. You'll need to get bids for repairs so get those completed.

We had damage to our yard from a car and also had to contact a landscaper besides the contractor for building repair so make sure you get it all included as total type of restoration.

Thanks a lot everyone, I have went to the site and taken pictures of the damage. Apparently the police report has all of that information and I'm going to pick it up soon and follow up with insurance.
