Giving notice to end tenancy of a long time tenant. [PA]

Hello everyone,

I was wondering if I can get some advice on ending a tenancy with a long time tenant. They were originally signed to a one year term but stayed on the original lease for another year and I believe (Please correct me if I'm wrong) due to the expiration of the lease they are currently on a month to month lease. 

Due to various factors I would like to terminate this relationship with this tenant, what would be the proper way to do it? Should I just give them a 30 day notice and be done with it or is there anything extra that I will need to do as a result?

I still have not accepted the rent for this month yet and plan on sending the letter on the 15th is that the proper way?

Thanks and any advice will be much appreciated.
