Welcome!! I am also from Decatur so maybe we will meet up at one of the REI meetings. I am headed to one on Thursday evening at 7pm with GAREIA.

I am an experienced buy and hold investor, with rehabbing experience.  I understand due diligence in all areas and the closing process.  I have just been learning about wholesaling and have been leaning towards starting out in this area.  I have a very small budget (like 2k max) as I am just recovering from a change in finances.

I would love some feedback on where you would suggest I start.

I am joining the local REI group and am reading everything on BP.

Where would you start?

I forgot to mention, I have a full time, good paying job and I have a family member ready to partner with me in terms of devoting time and effort.

Congrats!  I had several section 8 properties in Atlanta.  It costs more up front because you have to pass an inspection before the house will be approved for a tenant.  They look for everything under the sun to be in good work in order.  That said, the rents make it worth it in many cases.  Typically they inspect every year to make sure everything is up to par also.

 Are they accepting new landlords in your area?

Thank you everybody. I am looking for an REI meeting that works with my hectic schedule. I am getting my business plan done and my LLC back up and running. To the paralegal mom-how do you manage your time in all of this? Looking forward to speaking to all of you soon. By the way, how do you tag people in these posts?

Hi everyone. I am so glad I found this site!  I have lived in Atlanta since 2003 and started investing in 2008.  I accumulated 6 rental properties over the years, but due to circumstances I had to sell them all in the last couple of years.

I miss the real estate investing world and am ready to get back in.  I have a decent full time job as a paralegal, but do not really have extra cash to put in at the moment.  I bought my primary residence in June and put all funds into doing so.  I am thinking to start out wholesaling due to this.

I have watched many podcasts over the past week and would love to connect with all of you out there for more info.  I hope to make the Atlanta BP meeting as well as other local meetings if they work around my job and 3 kids.

Any other advice would be welcomed and appreciated!
