thanks for the useful responses.  I happen to have a lot of real estate experience, just not with wholesaling.  I have been a buy and hold investor 6 times over and managed a real estate closing firm for 10 years.  I am a paralegal with real estate as part of my job.  I have done tons of research and learning here on BP which is the best website I have ever been a part of.

I know that buying off the MLS is not necessarily the best way to wholesale and I am going for the direct Mail approach, but in the meantime I am practicing with deals that look decent POSSIBLY. Doesn't mean I am buying them. I understand how numbers work but I don't have any to give as I have not entertained anything yet. Still working on it.

I have read many a post where someone has found a deal on the MLS. I am only asking for opinions here. I certainly got some ????

Some people are just so angry and self righteous.  Geez.

I am looking at a house listed on MLS. Should I tell the agent that I may assign it to someone for wholesale?

since they are on the MLS, doesn't the agent commission eat into the maybe slim profit already? I am also interested in looking at these "hidden" deals on the MLS, but have wondered about the commission.

Thanks for all of the great info!  I am somewhat computer savvy, BUT my time is spread so thin already (full-time job and 3 kids which is a second full-time job LOL) so I think I need to go with the option that uses less of my time over the life of this business and focus that time on finding deals, even if it costs a little less.  I know I can hire someone, but even that takes more time than I want to give.  I need to check out investor carrot.  Never have seen it before.

I want to put up my website in conjunction with sending out my first direct mail campaign.  I am deciding between Wix and Lead Propeller as they both seem very easy and robust.  Wix costs somewhat less, but I would pay a little more if Lead Propeller is worth more.

Does anyone have an opinion on which one to use?

When looking for properties to wholesale, does the price point of the area come into play? Assuming the numbers work, are high ARV homes likely to wholesale as well as lower ARV homes? I would think it doesn't matter, but just want to see what others think.

@Julie Kern I will let you know anything I find out.  What areas are your properties in now and do you feel that is a good area?  Curious as to how you found the properties also, if you don't mind sharing.

Welcome!  I have been considering the Cartersville area and surrounding areas.  Can anyone give their thoughts on focusing there for wholesale and flipping?  Would Kennesaw be better?

I had 4 in summerhill and 1 in peoplestown a few years back and I loved them!  Peoplestown is a little less desireable than Summerhill. I had a section 8 tenant in the peoplestown prop, but the person I sold the property to just put a high income woman in there.  She still loves the whole area.  Great cash flow.  As far as turner field moving I am on the fence about that effect on the area.
