I concur with all of the above advice. I'll tell you what I've done: I've been educating myself on multifamily and syndications for at least a year and a half, I've invested passively in two syndications, I have hired a coach, and have put my 3rd party team together. I have been actively networking as well. Finally, I have been and am actively pursuing putting deals together and am actively looking for JV partners who would offer some value to the syndication. It's been a long process, but well worth it if this is your dream!

30032, close to east lake is better, western portion of zip is better. 30310-Adair Park and surrounding areas in that zip. If multi-family I will look at any "good" area C+ or better. Nothing that needs full rehab, but cosmetic rehabs are fine. Must have some equity built in to do BRRR and decent cash flows.

So, I find deals that look amazing all of the time, but working full-time leaves me in the dust when it comes to actually getting to the property quickly to look.  I want to jump on some of these deals and I've been thinking for some time now that I need a partner who would be my "boots on the ground".

I'm not sure how it would be structured at this point, but possibly someone who knows real estate well, knows what to look for and is looking to break into investing, but needs a partner who can put up the capital.  Or someone who just wants to split a few deals all the way around, capital and all.  I recently posted for a real estate agent, but I also wanted to throw this idea out as well.  If I see a deal from a wholesaler I want to be able to have eyes on that property asap, but that doesn't work for me right now.

Who is interested in something like this?  Maybe you have something else in mind in terms of partnering, and I'm all ears.

Hi, I have always found my own properties to purchase, without an agent, but I am ready to partner with a buyer's real estate agent who is experienced in investing and can be boots on the ground at the same time.  You must be an investor yourself and be familiar with several areas of Atlanta, including Decatur/East Lake mainly, but other areas will be considered, especially for multi-family.  I am beginning to look at the West End.

I am looking for single family or multi-family residential properties, buy and hold rentals, and prefer the western portion of the 30032 zip code in Decatur....as I am sure many others are as well, but this is one area where I have purchased over the years and am very familiar with, so I hope to find an agent who is as well.  Other zip codes of interest are, but not limited to, 30316, 30317, 30318.

Hi, I've been a member for about a year and a half and an investor for many years. Last year I converted an IRA to a Solo 401k and so far I've purchased one house and funded one private loan with the money. I now have around $50k sitting in cash in there and I'm trying to decide what to invest in next. I don't want it just sitting there any more. I don't think buying another house with that money is feasible due to prices so I am thinking I want to do a private loan again. I've reached out a little and put out some feelers to see who might be interested but I need to get more aggressive in finding the right person to lend this money to. What should I do next to make this private loan happen? Thanks in advance for your advice.

Hi, I am in the Atlanta area and also looking for the same. To establish a relationship with a hard money/private lender. I've been investing in rentals since 2008 and also lent money on a recent deal from my 401k. I would like to expand my rentals, lend again AND begin flipping. In order to expand rentals and flip, I feel that having hard money ready to go is going to give me the best chances of obtaining the deals I see every day, for cash. I have a well trusted contractor ready and waiting to work on more houses with me. He has done work on several houses of mine, so I feel confident with him and his crew. Hope to connect with like minded people soon. I have met and connected with many BP members already, but not any hard money lenders.
