Congrats! No rezoning was needed?  How long was it from acquisition to breaking ground?

Did you sub contract or work with a GC?

I’m in the process of rezoning one of my properties but not in your area. If it is zoned for multifamily why are you needing to rezone? Is it only zoned for triplex, then yes you would need to rezone and add the egress. However, the process of rezoning is timely and costly so you would have to do the math and see if it is worth it.

@Danielle Daly i have a friend of mine that wanted to build an adu on his property. City zoning would have not allowed this so he decided to buy a camper sit it on his land and has been doing "glamping" on air bnb and vrbo and it has been going well!

hi @Geri May i think it would be important to lay out the common room rules. Perhaps things about noise levels after a certain time, where people can store additional items, parking etc. There is a youtuber by Devin Moreno Investing who talks about things he likes to clarify when renting by the room.

I am not at the moment but Possibly down the road.. especially since I could use my second home 10% down loan. i am just not sure I want to begin learning that as well as things surrounding LTR. Are you self managing or utilizing a company?
