kalispell seems to be having high rents now and low prices.  So many people here lost their homes in the bubble and have to rent that there is a shortage of rentals and a flood of people needing them.  I am an agent in the Beautiful Flathead Valley if you ever want to invest here, give me a call! :)

@Nancy Brookwhere are your properties in Montana if I might ask and why here? Do you manage them your self from a distance?  I hope you dont mind me asking.

I am considering buying a mobile in a park and fixing it to resale with owner finance.  The landlord of the park knows what are plan is and called me with the deal, but yet he will still have to approve the person who buys from us.  I know the risk of being at his mercy and yet, I am so tempted.  I can buy it for almost nothing, fix it with not much money out of pocket, but lots of work, which I like to do.  Good profit potential.   I think I understand the Dodd Frank issue and this would be the only one we do this year.  Advice??

I am glad I did!  Like Michelle said, I too like more control.  I like to be able to do things on my time, when I want to, not just when someone else can get back to me.

As an agent, Searches with in a certain price range, area, type are very easy to set up.  Ask you agent to narrow your search, they might not understand just what you are looking for. If that doesn't help, find a new agent!

@Account Closed  I don't know if we have people coming from SF but we do have a significant amount of people coming from CA and Canada, to Montana. :)

Has anyone used torch down or any other products for roofs? Our is so beat up the coating just isn't enough. ideas? We have a 1971 with a rounded roof. It has been walked on and is a dented patched up mess.

One thing I recently did was to call my insurance company to get insurance on the home I bought, that is when I found out the value they would insure it for was $3,000.00 less than I paid. Oh, darn.  Now I know!

We found a dead cat and a dead bird under the house we just bought. So far 3 knives.  And someone came in before we got there and cleaned up for 10 hours!  We have take 1,000 pounds to the dump so far, I think we have a couple more to go.
