I have a 1986 mobile home and I am frustrated with the lack of available parts. I would like to switch out the windows.  Knowing that nothing at Home Depot would fit.  I started shopping online and what I can find isn't what I really want. (not Low-E)  What do you do?  Do you just retrofit the home and use Home Depot windows?  Special order?  What have you done?  Looking for ideas!

I happen to think my corner of Montana is the best.  Kalispell is near Glacier National Park and we have a steady flow of people who come to visit and decide to stay.  One reason I like it here is that you can get really rural fast from here.  Kalispell has everything you need, including great healthcare facilities and yet there are out in the middle of nowhere places within an hour or two from here.  We are rural enough even in Kalispell to be able to take advantage or Rural Development loans. Come on over Cash!

You might try a credit union and just ask for a loan based on the land value.  In our area, the Credit Unions are about the only institution that will loan on mobiles.  Good Luck and hang in there, just keep trying.

The HUD tag has the vin # on it. It is a small metal plate on the exterior that often is painted over or removed, because it doesn't seem important. Replacement are available from HUD. Last I heard they were around $100.

We have paid for them to be taken to the garbage dump. Our local dump charges $400.00

My part of Montana is near Glacier National Park and we have seen record number of visitors to our Park this year.  I think it would be a great investment.  We visited Yellowstone this year and it was wonderful. Yellowstone also had a record breaking year.  I think we might not always break records, but the visitor count should be up enough to keep appreciation steady.

Has anyone used a SBA 504 loan to buy a mobile home park?  Looking like it might me a good option for us.  Suggests?  Ideas? Pros and Cons?  Thanks BP Pals!

A manufactured home can be parked and blocked up and leveled and then skirting put around it. Non permanent because you can hook it back up and drive it away if you ever want to move it.  Or it can be lifted up with a crane and set on a poured concrete foundation.  There is also a detitling process.  Because the home has a title like a car.  it is considered mobile until you title away.  That is how it works in my area anyway.
