My son and daughter in law had to have the garage painted on the house they wanted to purchase with a VA loan. Out of state owners gave them permission to do it. Not too uncommon, but there is 8 inches of snow and it is 23 degrees. He could find no one who would do it. So call out the family! Mom, Dad, sisters, brother in law, and brother drove 4 hours to get there, made a tent over the garage and painted it. Also had to put up railings and paint some window trim on the house. Worked 12 hours and finished it! Appraiser checked it out in the next morning and they got the keys tonight! Awesome fun way to finish 2015 with a Real Estate WIN!!

We have to paint a garage before we can get a VA loan on a house we have under contract. Problem is that it is 24 degrees for a high and 9 degrees for a low. Can we tarp it, heat it, and paint it. We don't care how it looks or last, we will be doing it over in the Spring or Summer anyway, we only need to cover the chipped paint for the loan. Any ideas? Getting desperate here...

My favorite book is "Flipping Confidential ,by Kristen Kemp.  It chronicles her experiences . It is not really a how to like Jay Scotts, which I also have and use. But it was the first book I read that made me think yes, we can do this.  It was also the first book I read that was real, she tells you of her disasters, some of which are pretty darn funny.  Check your local library for it.  Good luck!  

We are considering a purchase of a piece of property that has a 1966 small, 26 x 50, mobile home on it.  We have a single wide we would replace it with.  We sent a different house to the dump and that cost us. $400 for each side dump fee and then the cost for the mover to take them there.  I am wondering if it would be better to bring in a tractor and a dumpster to have it crushed up.  Or do I get the dumpster and let my teenagers have sledgehammers, gloves and let them go for it?  Ideas?   

I am just up the road from Polson. Polson is in my MLS so I watch what is going on there. Would love to do a deal there!

I am in the Glacier National Park corner of the state over here in Kalispell!  Love Bigger Pockets!  From Great Falls, to Helena, to Bozeman and Kalispell if we were in another part of the country we would all be in different sates!

Jack, you are correct there are no parks "listed" and I keep forgetting to remember that doesn't mean they are not for sale.  Thanks for that reminder!

I have been considering building a very small one in my town.  The zoning is already there.  The place I am looking at is 1.5 acres and I was thinking of 4 to 6 pads.  I would like to live in a small community so it appeals to me. My motivation would be not only income, but also the ability to make a nice little community.  There are no parks for sale in my area either.
