Usually investors use the high interest private money loans because they can close quickly within days and don't hv to worry about appraisal. Even more ideal for fixer uppers that would pass appraisal for a bank loan anyway. So after doing the work and bringing everything up to code it is easier to refi into a conventional bank loan at a low interest and they can take the time to send appraisers etc.

Just call em and say ' hi I was driving in your area and noticed your house was vacant. Me and my wife are local investors and would be interested in buying your house if u might consider selling for cash and a quick close' and if they say yes then ask them about the condition of the house and what needs repair. After that ask when u can get inside the house so u will be able to make them a solid cash offer asap . Boom

I am working on my first flip. and I need a licensed electrician to come to my house and inspect electrical and see if there needs to be anything else done to bring it up to code and validate the electrical permit i bought. and get a green tag from the city. so that I can move forward with my drywall and flooring. i have learned so much more by taking action than i learned from shadowing the investors that bought my wholesale deals in the past. does anyone know an electrician or can u advise a way to go about getting one.

I do skip tracing. I used to work a job for collections and I hv the software to find anyone with a name and address. It has really come in handy for my real estate investing. It costs me a dollar a search. I would be willing to do some traces for a small fee.

how do u find the list of inactive water meters, to target for potential home sellers in dallas county?

one of my buyers said they have had success with this list and I would like to try it
