Properties found, NEED HELP!!!

Hello BP,

I am very new at wholesaling, but I am willing to learn.  I've been going on different sites, youtube and a lot of podcasts for the past 3 months.  I found BP on youtube and while listening to a lot of podcasts I found the BP forum.  This site is GREAT!.  I can not believe the information you guys are providing, it is PRICELESS.

After listening and looking at many channels, I decided to dive in.  I drove for dollars for about an hour, where I found about 6 vacant homes, not a lot, but I was surprised I found those. I looked under our County Property Appraiser and found that 4 of the six had different addresses, one lead to a PO Box and the other provided no information.

A while ago, when I was listening to a podcast, I wrote down a website that a guess mention about vacant homes, so I decided to use that.  On that website I was able to receive 10 FREE Vacant Homes leads in my area. I decided to go to these homes to see if they were Vacant, since all of them were within 5 miles radius of me.  Two of them were occupied, NO BIG DEAL! But the other 8 were really vacant.  I COULD NOT BELIEVE IT.  A couple of them I was able to speak to neighbors and they provided good information,  With those free leads it provided if the owner had the same or different address. 

Also,after learning from BP Podcast and Forum, I called my County to see if I can acquire a Code Violation list and the lady emailed me a list of the Code Violation in 3 of my surrounding cities.  So After work (My Full Time Job) I decided to check a few of the leads  And sure enough most of them were vacant.

I AM REALLY BLOWN AWAY by this info.  But my question is, What should I do next?  Should I use Yellow Letters, should I hand mail them or I'm I missing a step.

Also I forgot to mention, I have the phone numbers for a few of them and to be honest, this is why I need Help, because I don't know what to say if I call them.

What should I do next?
