@Joe Abughazaleh definitely have been reading about the Roth IRA. But what I read is that the child has to earn income in order to hv one? So are my boys too young since they are toddlers. And what is the general compounding interest rate . Thanks

I'll share my budgeting/saving journey as inspiration. I was spending $8000 a month living in LA (mostly paid by BF) and then cut it down to 4500 moving to Dallas and then I really cut back on a lot of things: cable, downgrading to metro cell phone service from sprint, cut my Massage Envy membership that was $60/mo, getting. Cheaper car insurance, refi the more expensive car (I have two) that saved me $250/mo on the payment, and all the bills got it down to 3500 a month and I can really feel the difference. now I'm looking to put $100 a month towards some type of savings account for my two toddler sons, I've got almost 10k in credit card debt I consolidated into a personal loan with no interest for a year I believe I'll pay it off in that time and I've got a little more than 10k left on the less expensive car I have.
It is a process but it is well worth it. I am 30. I wish I was thinking like this at 21. Or 25. But I'm so glad I am now.

I have a 2yo and a 6mo and I want to get them both set up with some kind of savings accounts. I can easily commit to $50/mo each and be consistent with that on autopilot and throw in an extra $500 or so here an there when I close deals. Any suggestions for which kind of account is best? I remember going to BOA and talking to the guy in there about some college fund account like a year ago. Just want to make the best decision

I have sold dozens of wholesale SFH in fair park, oak cliff and south dallas and they do get 1% rent. Usually needs considerable work though. And are usually 50k< purchase price.

I had a guy from net worth (who did not tell me he was from net worth) say he was a buyer on a north Richland hills house last year that I emailed out at wholesale deal. He put $1500 earnest money up, then I saw a networth email blast he was marketing the property trying to do a double wholesale an marked it up a few thousand. I was pretty upset. He could hv just told me he wanted to JV on the deal as several net worth guys hv called me and asked if we could jv before
