howdy. i had a 4/2 house in milwaukee for 9k in riverwest that i could not sell for 15k a few months ago. wow i couldn't believe it. i came on here and found like 5 buyers and 3 of them went to see the house and still didn't sell. so i gave up on milwaukee. my market in dallas is wayy better. i get houses 30k> and they dont last a day

sounds like u are off to a great start! my first year wholesaling all i did was send letters to absents and it took about 3 months to get my first deal. it is gaurentee'd to work by law of averages if u just keep sending out consistently! i love driving for dollars, hv found the best deals that way! I'd suggest adding as many free sources for leads as possible. COUNTY DATA is your best friend. just like the property tax leads u have already, try to add in evictions filings and call those potential tired landlords... probate, divorce.. are also good ones. !

@Neil Aggarwal the two grandsons are splitting 10k if this goes through. i dont think they really care wouldn't mind if the city just takes the house. one of them is very unwell health wise and has had 2 strokes behind trying to sell this house, so i think they just let it go mentally already.

I hv a house in oak cliff, Dallas under contract for 10k. found out there are 25k in back taxes. which still works. I am dealing with two grandsons. The house is still in their late grandfathers name who died before they were even born. Their father lived in the house until he died 5yrs ago. when I look on the county website dcad. all i see if the grandfathers name. however, when title co pulled title, the grandfathers wife and her second husband is also on title because the wife did submit death cert for the grandfather and changed it into her name. so it went to her second husband after she died but i don't see her death cert or any record of him probating it.  so now I am told I have to do affidavids of heirship for the grandmother and also her second husband. AND the grandmother and second husband had like 7 kids who would be heirs as well. who the grandsons i am dealing with do not know at all and assume they are probably all of or mostly all dead. I have tlo skip tracing so i have tried to skip trace them i think i found half of them and the other half i am not sure are the right person.  Is this possible at all to do or should i just walk away. Im sure me and the grandsons can get the affidavids done for the grandmother and second husband but i don't know where to start with finding out about all those kids. and the title co attorney wants to charge me $150/hr to help with no gaurentee's. any advise is helpful. I can sell this house for 55k as is probably if i can get this cleared

hi @Emily Turner !  I would encourage to start by befriending a local real estate agent. are u already familiar with the atl market? like knowing where the most cash (investor) purchases are happening, or where the most sought after areas where retail (homeowners/families) buyers are buying? that is something a real estate agent can help with. plus once u start searching for leads u will need to be able to determine a value and after repair value which a agent can also help with. and an agent can also give u a list of properties owned by absent owners, and that can be the first list u target to find some deals! I wholesale in dallas, TX but I have family in atl and am interested in atlanta market also. that is why I'm looking to meet some resources there and found your post! this site is great

Call and say "I'm calling about a house in 'city' I drive by it and it appeared to be vacant I'm wondering if u might be considering selling the house" then listen If they ask what your offer is, switch the conversation to the condition and try to get as much info as u can get them to tell u about the house. And set aapointnent to view . Try to get them to tell u how much they want so u can at least know u are in ballpark before u view but lots of times they don't know what they want us they didn't think about selling till u called. So u need to be able to look at comps and give a ballpark before taking the time to go see

Driving for dollars is the easiest lowest money needed strategy. Best method would be to skip trace and call the owner. Forget MLS, they all mostly want retail and most cash buyers want off market deals. They won't buy once they see the house is listed. And signing contracts without the ability to close is practiced everyday. Even the big guru's always preach to lock the deal up, then worry about setting up financing. The most important line on your contract is where it says buyer an it says your name or company name "and/or assigns"

Sounds like something I would def be interested in wholesaling! Tho I don't kno the condition of the house, or the comps. The low price point is what attracts me because if there if it can be fixed up and rented it should BE a cash flower.
