Post: Best RE Investment Courses to take???

I am looking for suggestions for online RE investment courses! Something fairly affordable (or at least worth the money) would be preferred but any feedback would be great.

I have a few duplexes in Detroit that I rent out but looking to expand my knowledge and my portfolio.

Hello all, My business partner and I recently made an offer on a duplex in Detroit, MI. We are looking for recommendations for credible and trustworthy contractors and inspectors to give an honest assessment of the property. Our agent recommended someone but we are not physically there at the moment so we want a second opinion from the outside. Ok so just to confirm, it IS normal for the commission to be paid for the full 10 years assuming as if they will stay the full term and then if they choose to leave earlier, the tenant will reimburse the landlord for the amortized portion of the commission for the remaining years? Hello all, 

I have a question regarding a commercial lease. The lease structure was a "10-year" lease with the option to leave after 5 years if they chose to. The tenant would have to reimburse the landlord for all brokerage fees and attorney fees if they choose to exercise this option. The commission structure was billed for the full 10 years up front. 

Is this normal practice in the commercial industry to bill for the full 10 years even though they have the option to leave after 5 years? Or is this a 5 year lease with a 5 year option masked as a 10 year?

Hello all, I've currently partnered up with my brother (who lives internationally) to start investing in some real estate. I live in San Francisco but we have been intrigued by Detroit and have put in a few months of research and analysis so far. We are going to visit the downtown areas and surrounding suburbs in a couple months but I'm curious to hear what others have to say that HAVE invested in the area. I would love to hear your thoughts and perspective on the Detroit area and it's development for the next couple years. Hello Everyone, 

I am a realtor here in San Francisco, CA. While I enjoy being a realtor, I have always wanted to get into investing for the long term. I have a business partner who has a large interest in the Detroit area. He lives overseas and I am on the west coast so it would be difficult to be there to manage the properties but when looking at properties in certain areas of Detroit, the numbers are amazing. 

Any advice, experiences or help from anyone who has invested in the Detroit area while living out of state would be greatly appreciated!

I'm curious about what the "standard" split should be for me if I find a great deal but an investor funds the entire purchase of the property. Is it normally a finders fee or is it a split of profits/ rent ? Thanks for all the help!

Thank you for all your feedback and knowledge from past experiences. I am looking to invest in smaller multi-families, refinance, and then eventually do a 1031 exchange for larger multi-families. Obviously these strategies depend on the market and is unique to each situation but let me know your thoughts.

Hey Ali! Thanks so much for the response. I completely understand what you're saying and cash flow is definitely the goal for my investment strategy. I didn't think buying rentals especially in the Bay Area would be possible but I figured I would ask anyway. Any tips or advice for someone who is just starting out when it comes to investing out-of-state?
