Post: Is it better to invest in my area that has sky high prices or invest in other markets?

I just recently moved to San Francisco and was curious with the home prices being so high here, is it better to look at other markets (Atlanta, etc) to invest in or continue to learn the market out here in the bay area and find those diamonds in the rough?

I would love feedback from anyone who has done investing from a far just to see the pros and cons of it all.

Cheers!

@Bill Gulley I appreciate the honesty in your reply. Like I mentioned, I have taken classes and have been speaking with multiple people in the industry about the market and different avenues to go.

And to touch on my situation, it's most definitely not that unique but as we all know it's the individual that makes things happen, not the situation. I'm on BiggerPockets to gather as much info and guidance from people have been in the industry who have had success, so I appreciate the honesty and will take that advice and continue down that path.

Hey all! I'm 24 years old out here in AZ and i'm looking to get my feet wet and get moving with this! I have read a lot of books and took a few classes for RE Investing as well.

I don't know if it's just me but I feel overwhelmed by all this information and don't know where to start or what I should be doing from the get go. I understand it's a learning process and experience is the best teacher but if we can all shorten that learning curve we would be happy campers.

I have my goals, still looking for a mentor to guide me through my first couple deals and then I will be good to go in terms of confidence. What activities should I be doing daily to build the network/brand and what are some initial steps I need to make sure I do.

Post: MLS 1-liner reports in AZ

Hello everyone!

I have been talking to a lot of real estate agents in the Phoenix area and have been requesting these 1-liner reports for both ACTIVE listings and listings SOLD in the last 90 days. I received a few reports but they don't have all the information I need in them and he said he wasn't able to export them to excel or CSV. I need this information in order to automate the calculations rather than manually input all the numbers.

Is there anyone out there that can help me word exactly what I would need as far as columns go for the MLS 1-liner report so that there is no confusion?

Is there is anyone out there in AZ that has access to the MLS and has done this before? Let's get in touch and I would be happy to benefit each other.

Thanks!

Hey everyone,

My name is Shayne and I am 23 years old living out in Arizona temporarily. I am originally from wine country area north of San Francisco and I am fairly new to the real estate world. Always had a passion for becoming an investor and I have some very large goals for this real estate venture. It's not a matter of "if", it's a matter of "when".

I'm looking forward to networking and connecting with so many real estate professionals!

Post: What is the best way to set up an LLC in a non-disclosure state?

I am currently in Arizona and looking to set up an LLC for my real estate properties. I was advised to set up the LLC in a non-disclosure state (New Mexico, Nevada, Wyoming, etc). I was curious if anyone had any experience/advice on what the most effective/easiest way to do it would be? LegalZoom? CPA?

Thanks so much for your help!
