Along with what @Kim Meredith Hampton suggested, I would also recomend looking into the the local REIA if you haven't already. The general meeting for CFRI is on the first Wednesday of every month AND you can attend your first meeting for free. PM me for more details if you would like.

LLC should not be too much trouble with a small community bank that does portfolio loans. If you find any "conventional" lenders that lend to a land trust, please let me know too! I haven't found that yet.

I agree with @James C. on how duplexes are priced.

However how you evaluate them depends entirely on your purpose for acquiring the property. Are you looking for immediate cash flow, cash flow in the future or equity/appreciation?

Always evaluate a property with your goals in mind. Also just because units are being scooped up in hours doesn't always make them a good deal.
