@Joann Lim Fairview Shores is not a place I would buy for STR. It is not only far away but parts of it are run down.

@Damon Rowe You can try a hard money lender or private lender for a short term loan to complete the reno and then cash them out when you refi.  Another option is to bring in a partner with the capital you need, but it being a long time family property, that may not be the best fit.

@John S. I personally would start out asking the owner what he would sell you his entire portfolio for.  Once you have that number then you can broach the subject of him taking payments over time.  If he is looking to retire, the income stream will probably appeal to him PLUS there may be tax advantages to him too.  Keep us posted.
