Hi All, just a shout out. Just won my first auction bid. Used Auction.com and won. Great thing was is that my management company used to manage this home so I was pretty familiar with it. After using the Rental Property Calculator I know this will make a great investment to add to the portfolio. @Brandon Turner 90 day challenge met! Thanks for the push. I've been coasting the last few months even though I've made several offers but no closings. Today's a new day!

I'd search for a PM company out of Birmingham and see if one services in Jasper. I'd also recommend searching on NARPM.org

I have a rental home with solar panels, all appliances are electric and tenant has no electricity bill. The only benefit I've found is that the home rents faster then it does higher rent. All the homes around it are heated and cooled on propane so that's the real benefit to my rental.

You probably dodged a bullet there. You should definitely look into finding a good property management firm. That could save you tons of $ if you're flying in just to show and move in tenants. Best of luck!

We use Nest. It also needs internet but is great to have on an app.
