Relying on your 401k to provide you with enough capital to retire on is actually a slow route to poverty. I'll explain why.

Have you ever wondered why your investment account is performing so poorly? Or have you ever thought that you would be better at investing then having it sit at a servicing company?

Did you know there are methods of investing the money you have saved to buy cash flowing and performing real estate?

We will discuss:

  • -What an SDIRA is
  • -What a custodian is
  • -How to withdraw your retirement funds tax-free (deferred) and without penalty
  • -If you should set up an SDIRA LLC
  • -Some common things to be aware of
  • -Tips to be successful when doing so

We look forward to seeing you!

@Evan Womble congratulations on adopting your daughters. That is awesome. Also congratulations on getting into real estate. It has provided an amazing lifestyle for me and my family.

I invest in Flagstaff as well. So if you’re ever wanting to connect and chat about it, feel free to reach out. Cheers!

As a landlord, have you ever wondered how to navigate the eviction process?

Maybe you've never needed to, but are you prepared for when the time does come (because it will...)?

Maybe you're looking into owning rental property and have questions on the process so you know what to expect.

At the end of the day, it's really simple....if you know exactly what to do.

Local expert Kristin Johnson will be discussing the eviction process from start to finish; she will even sneak in some key best practices. From knowing exactly how to navigate the courts, when, what and where to file and how to work with judges to have the outcome you want and need, this will be an event FILLED with information that you simply don't want to miss! Some of what you'll learn:

-Proper posting of notices
-Fair Housing tips and how to stay compliant
-When to use a "Substantial Violation" notice
-Evicting when the terms of the lease are being breached on not substantial violations
-How to navigate the court system
-What to look for in a judge
-How to create a systemized approach to the process

@Gregory H. That's nice of you to do handyman stuff but it's not legal in some states. Plus there is an added liability for you in doing so.

Curious, are you doing PM on the side to your sales business or are you doing sales on the side of your PM business?

Hi Julie, sounds like you may have solved your cash issue, which is good because it may not be legal for your MIL to pick up rent on your behalf here in NM unless certain things are in place. That's totally different topic. ;)

You might check into PayLease.com which is similar to PayNearMe but it allows payments to Walmart.

The coined acronym "BRRRR" by BiggerPockets' Brandon Turner, is a highly effective real estate investing strategy you need to know about. "BRRRR" stands for Buy, Rehab, Rent, Refinance, Repeat. This strategy is an excellent method to build wealth in real estate, and we are going to discuss it thoroughly.

In this event you will:

  • See real-life examples of this strategy being used
  • Learn how to identify properties to purchase
  • Learn how to purchase properties with little or no money down
  • Learn how to get a rate of return for the life you own the property
  • Use this strategy as a "snowball" to building wealth

In addition, hear from one of the leading insurance experts, Thomas Payne with Thomas Payne State Farm, about how to protect yourself by having the right coverage. Do you know the difference between Home Owner's Insurance vs. Landlord Insurance? Do you know if your insurance will cover vacancy loss? What about mold? How about when your tenant doesn't report needed maintenance? These are just some of the questions you need to be asking when looking for the right insurance. Thomas Payne is a real estate investor himself and understands how to navigate the process.

This event is brought to you for FREE by Independence Capital Property Management, Thomas Payne State Farm and Oil & Gas Equipment. Thank you to our sponsors!

About our speaker:

Shawn Johnson has been investing in real estate for more than 15 years. From live-in flips, buy and hold using the BRRRR strategy, commercial holdings, fix and flips, and commercial flips, Shawn has learned effective ways to build wealth and minimize risk. Shawn has a heart for teaching others and showing them how they too can build their own wealth. Shawn also owns and operates Independence Capital Property Management with offices in Farmington, NM and Flagstaff, AZ. In less than 3 short years, he and his co-founder and wife, Kristin Johnson, were able to build the portfolio to over 600 homes under management. The company's objective is to create a customer experience with technology and being leaders in their markets.

Hi Julie, I'm not sure you'll still be in town around April 11th but I'm putting together another investor meet up on the 11th here in Farmington.

I should have it posted on eventbrite.com as well as biggerpockets.com/events in the next few days. Hope to have 20-30 people and would love to see you there too.

You might also check out the Facebook group "Durango Real Estate Investing" and see if they have anything going on in the dates you're in town. Here's the link if you're on FB https://www.facebook.com/groups/192680634483318/

Would love to connect with you too @Jens Nielsen.

Hi Ryan. Thanks for reaching out!

YES. We are planning an event at the beginning of April. Still trying to nail down the date. It will more than likely be the 4th or the 11th. This event will be a deeper dive into a specific strategy or two.

At that point we plan on doing these on a monthly basis. Hope to just gather as investors and shoot things off of each other.

Hope to see you at the next one. I'll create a new event once I know the date.

Location: Oil & Gas Equipment Classroom @ 8 County Rd 350, Flora Vista, NM 87415

Do you wonder if it's a good time to invest in our local market? Do you want to invest in real estate but aren't sure where to start? Maybe you're not sure if you have the money to get started.

Don't worry, we have the answers. A local real estate investor and owner of Independence Capital Property Management and Independence Capital Real Estate, Shawn Johnson, will discuss how to find deals, what strategies to use, how to get funding, rehab facilitation, finding tenants and much more. This event is not intended to be a sales pitch for Independence Capital. Some services may be mentioned but the intent of the gathering is to network, build relationships and get motivated about investing locally.

We will also have an amazing Mortgage Broker, Nikki Sandoval-Belt with Cornerstone Home Lending, to help guide you through the process and will talk about the mortgage products they offer. A short 5-10 minute pitch will be permitted.

Light snacks and beverages will be served. With this informative event being completely FREE, how could you go wrong?

 We'll see you there!

*There is limited space of approximately 40 person. Let's pack the house!
