use these links to get real tax and water bill info.

Tax Bill

1. Tax Assessor site  (google the website) (just punch in the street number/street name you don't need the entire address ex. 227 Washington or 236 Grantosa is good enough.  Ave, St, Blvd etc not necessary.  you will need directional prefix N,S,E or west.  once in click on tax balance bottom right then on the next page click on tax number (12 digit number mid page)  

Water Bill

2.  Milwaukee water works (good the website) - account information.  You can call up the Milwaukee water works (

and tell them "i'm (if your not a realtor, use the name of one you find in the area) realtor so and so and I would like to get usage information on a particular property for a client.  The will tell the usage info for the past quarter(not completely accurate as one quarters usage may not reflect 4 quarters depending on occupancy/vacancy.  But they are hard numbers. to get access to the bill and see history. See below

Ask the re[ for the account number and they will provide it.  punch the acct numer into the "acct information" tab on the wworks home page.  I'm actually a realtor and I get the acct info all the time.  good way to look up owner info/find out who they are and send them a letter to start a conversation(you didn't hear that from me) Good luck!!!

These are expenses you can get hard accurate numbers on which will help with your calculations.

@Lois Ginter No I havn't considered that area.  I don't have any boots on the ground out there and I don't know much about the market.  I've invested heavily in Milwaukee area and all of the people are in place.  PM me some area codes and or contacts if you can.  I don't mind looking at new markets.
