3 deals in a month and half all went BUST!! GOOD OLE Milwaukee!!

In the past month and half I've had 1 SFR and 2 duplexes under contract. I had 2 of the three properties inspected but "NO DEAL". The first SFR had 27K+ worth of differed maintenance(Thumbs down) and I was purchasing the property for around 35K. This was my fault as the wholesaler told me she assessed it at around 20K worth of work but I just had to see for myself SMH. Regarding The two duplexes(Package Deal) the owner was in the arrears for more than what I was purchasing the property for (89K). I felt like a bunch of my time and a little money was wasted.....

I did make some good connections thanks to the wholesaler who found the properties for me so not all bad but just a little frustrating...I always here "TAKE ACTION" and when I do things just seem to go left.

Staying positive, but frustrated.

P.S. I called the realtor I was working with prior to getting the deals from the wholesaler and told her to withdraw all three offers I placed on good properties(which are no longer available by the way) as I had a smoking deal on these two duplexes.  Let's just say she was not happy lol!!! I called her back today and said "TAKE ME BACK" and she just laughed.....So back to the drawing board.  Stay tuned.

    @jerryThanks Man!  I think we as investors need to encourage each other as many people outside of investment real estate cannot relate.  8 months.....your a patient man.  I get what your saying about not getting stuck in a bad deal.  Honestly that's the only thing keeping me upbeat.  That's the last thing anyone would want.  I just say  to myself these deals weren't for me.  I did learn some valuable lessons in this short time and made some good connections.  This is our year Jerry, I really believe that!!!!!! Thanks again and good luck with your deals.
