@jerryThanks Man!  I think we as investors need to encourage each other as many people outside of investment real estate cannot relate.  8 months.....your a patient man.  I get what your saying about not getting stuck in a bad deal.  Honestly that's the only thing keeping me upbeat.  That's the last thing anyone would want.  I just say  to myself these deals weren't for me.  I did learn some valuable lessons in this short time and made some good connections.  This is our year Jerry, I really believe that!!!!!! Thanks again and good luck with your deals.

@Shaun Weeks, you want to hear something funny.  I'm purchasing these properties "all cash".  That's what makes this situation so laughable.  I always hear of new investors having issues with obtaining financing or other lender issues but that's not my problem.  Now if these were lender issues I wouldn't be so frustrated but I have cash sitting in an account that is not working for me. The yields in my accounts are too poor to mention and I'm done with the stock market.  So there lies my frustration.

Ralph, I'm looking for trulia green, 25-30K per door depending on the property.  Now I'm looking at 2-4 Units strictly.

In the past month and half I've had 1 SFR and 2 duplexes under contract. I had 2 of the three properties inspected but "NO DEAL". The first SFR had 27K+ worth of differed maintenance(Thumbs down) and I was purchasing the property for around 35K. This was my fault as the wholesaler told me she assessed it at around 20K worth of work but I just had to see for myself SMH. Regarding The two duplexes(Package Deal) the owner was in the arrears for more than what I was purchasing the property for (89K). I felt like a bunch of my time and a little money was wasted.....

I did make some good connections thanks to the wholesaler who found the properties for me so not all bad but just a little frustrating...I always here "TAKE ACTION" and when I do things just seem to go left.

Staying positive, but frustrated.

P.S. I called the realtor I was working with prior to getting the deals from the wholesaler and told her to withdraw all three offers I placed on good properties(which are no longer available by the way) as I had a smoking deal on these two duplexes.  Let's just say she was not happy lol!!! I called her back today and said "TAKE ME BACK" and she just laughed.....So back to the drawing board.  Stay tuned.

@Dustin Heiner What's the secret?  these relatively inexpensive properties are turnkey? or are they rented when you buy them?  Those are amazing numbers.  Interested to know what the expenses are like.  Obviously you don't have debt service on the properties but is water cheap in that area? are you managing them remotely? low property taxes?  Please share.  Maybe we can partner up on a few of them or more.

@Annette A. you may have too much emotion invested in this one.....If you are new to investing, I will say walk away from that money pit.  Please keep the group informed on what you decide and how it works out for you.
