Two houses for the price of one!

The duplex rents for $1245/month, 3 bedroom upper, 2 bedroom lower. 1/2 the roof and all of the gutters were replaced last summer. That house is located at 26th and Hopkins. The SFR at 8th and Meinecke currently rents for $850/month. It is a 4 bedroom house with newer vinyl windows and siding. It sits on a huge double corner lot.

I am willing to listen to offers for one or the other and would be open to partial owner financing. Because these do cash flow so well, I wouldn't call myself a VERY motivated seller, just putting them out there to see if there's interest. On the other hand, I won't be offended by any offers and am willing to be creative. Oh, did I mention? The SFR yearly taxes are $109.....
