What’s up guys? So, I decided to use a GC for my second project and it has been a struggle. I would like to know how you guys deal with non performing GC’s? We’re currently 4 weeks behind schedule because of the electrician not showing up to get the job done correctly and we didn’t pass the inspection and now we’re waiting again for another inspection. The city of Chicago is behind on inspections which they should’ve known and planned accordingly. With that being said we can’t close any walls and decided to work on the exterior but that’s even a struggle the GC will tell us “we’ll start on that tomorrow” but tomorrow shows up 3 days later. How do you guys (I.e. experienced investors) deal with subpar contractors?

Hi, I’m in the middle of rehabbing a home and my GC is telling me that just installing the piping and not pulling wires is considered the rough electric. I thought that installing the piping and pulling wires and connecting to the breaker was considered rough electric. Any insight would be helpful. Thanks

Hey guys,

I’m was thinking of rehabbing an old Sears mail order house and the basement has 6 foot ceilings. Would the bedrooms in the basement pass the appraisal? Thanks in advance

@Mindy Jensen I do have a detailed list of all of the upgrades which are many because the property was abandoned for years. It was hard to get good comps because there’s not many homes in the area that sit on a double lot with a side driveway and brick garage. But I do feel that we listed at a great price point.

@Evan Polaski this is exactly what’s happening. The lender wants a second appraisal because there’s a 100k difference in our purchase than what we’re selling for. Thanks

Hi, I'm in the process of selling my first flip and it's been one thing after another with the buyers lender. The buyer has an FHA loan and I'm curious to know is there a difference in between FHA vs Conventional loans as far closing the deal in a timely fashion? Thanks

Hi, I'm in the process of selling my first flip and it has been one thing after another dealing with the buyers lender. We've been in escrow since the beginning of November and the lender now wants a second appraisal for whatever reason. My question is do you find dealing with FHA loans more difficult than conventional? Thanks
