@Chris Mason Ahh, interesting. That makes sense. My dilemma is that it's a non MLS property from a wholesaler that has a closing date of a couple weeks, hence the reason for a HML.

But, you are saying that it is possible to refinance an existing loan using an FHA 203k loan. Correct?

Does anyone know if you can purchase a property with hard money, and then refinance it with a 203k loan? I would by an owner occupant. The only reason for using hard money in the first place would be if they want quick closing. 

Also, can you use a 203k loan to buy an As-Is property? I know that the loan lets you wrap rehab costs into it, but does the property still have to be decent (would qualify for conventional financing)?

Hello all,

I'm evaluating a few different places to invest in real estate and Phoenix is one of them. I know it's a been a hot place to invest the last decade or so and wanted to hear the thoughts of those investing/living in Phoenix and surrounding areas about the real estate outlook of the area.

Do you think home prices and the city will continue to grow like they have or are the best days in the rear view mirror? I would also love to connect with an out-of-state investor friendly realtor or PM.

@Marissa Pesce That's a good point about surrounding  yourself with the right people, and a great idea to meet with PM's. Best of luck to you and your search for property there. Are you looking in any neighborhoods specifically?

Hello San Antonio investors and professionals,

What is your opinion on investing in San Antonio multiplexes (2-4 units) for cash flow purposes? Specifically using the BRRR technique. Here's how my priorities lie:


1) positive cash flow
2) pull out as much invested capital upon refinance
3) long term appreciation

I'm an out of town investor deciding between a couple different cities and San Antonio is the front runner right now; However, I read a post about another out of town investor having a hard time finding a contractor that would quote him a fair price which is a major concern for me. Is this a common theme? Are other out of town investors having success in San Antonio?
