I have a duplex for sale in a good neighborhood located in Lansdowne, Pa. Each unit has 2 beds and 1 bath. The first floor unit is vacant and is in need of updating and was previously bringing in $800. The second floor is occupied and in good shape and it brings in $800 also. The second floor tenant will be vacating the property within the next few months. Both units can be updated and rents can be increased. The basement is dry and clean, has a shared washer and dryer, and separate storage space to each unit. There is also a shared two car garage.

Purchase Price- $105,000

Value- Recently appraised in its current condition for $135,000.

Rent- $800 currently and was renting for $1600 with both units occupied.

Taxes- $4417

Expenses- Owner pays water/sewer and tenants pay for electric/gas
