Hey BP,

Is anyone currently utilizing direct mail for their retail business, specifically for getting listings?  I am looking to do a 12 month campaign and would love to talk with someone who is currently doing it.

It is interesting to go back and look at this as my business has changed so much since then.  I actually have to write a new one because I have since gotten licensed and have gotten away from wholesaling almost completely.  I am more focused around retail sales and helping investors find properties.  I would still like to do a flip eventually and now the ultimate goal is reaching 1000 doors!

@Todd Dexheimer I always calculate that into expenses but I was looking at it from the standpoint of the bank in regards of a refinance.  If I was able to get all the rents up to $750 and add the additional 3 units I feel like it would be a good deal.  What do you think?
