Dan Roma an agent is an independent contractor. I can’t speak for other brokerages’ requirements, but my hours are my own choice. Many retails buyers are only able to see properties in the evenings or on weekends because they’re working during the day. Also, investment deals sometimes fly off the shelf so fast they won’t wait until an hour later, much less the next morning, so it would be challenging to keep a M-F 9 to 5 schedule and still give your clients the best possible customer service. That’s just my opinion though. I’ve found that some agents won’t respond on weekends, so I’m sure there’s a successful weekday-only business model out there. I’m just not sure how well it would work when you’re just getting started. Maybe some other agents have ideas for you on that.

Dan Roma the moral character determination is necessary if you have a conviction; otherwise don’t worry about it. Questions for brokers: Do you personally invest? It’s not necessary for them to do so, but you’d have that in common and be able to leverage their experience. Do you provide leads? This is one of the two biggest needs at the beginning of building your business. Do you provide training? Is it in person or cloud-based? Does it cost? This is the other biggest need. It doesn’t have to be a deal breaker though, if they don’t. You can find lenders and title companies that do amazing trainings. Do I have to pay desk fees? Am I expected to work from your office? If so, how many hours a week? What are all the costs and fees you’ll charge me? What’s the commission schedule? Will that change over time? Do you provide transaction coordinators? (for MLS work, contracts, and making sure all deadlines are met) Do you provide professional photographers and videographers with drone work? Do you provide a contact management system and/or communication tools like bombbomb? Do you have an open door policy when I get stuck? What are your professional goals? If it’s a small brokerage, you want to be sure they aren’t going to fold up in a year. You’ll also be paying MLS and local Board of Realtor dues right up front. And just know that it will be several months before you see a paycheck, but fees will still have to be paid. I’ve sadly seen people drop out four or five months in because they couldn’t afford it and had to go back to work. Best of luck finishing classes and with your exam!
Mindy Jensen What an awesome question to ask! I love BP!! Something I wonder is could an SOW software be considered? It would be awesome to walk a property and enter what needs to be rehabbed line by line and area by area (ie roofing, plumbing, hvac, carpentry, etc) on a worksheet connected to a box store so you can calculate material costs in real-time, and have a shopping list to give your contractor. And to be able to save templates of favorite finishes would be amazing. A tool like that would be a great communication aid, a huge time-saver, and super cool in general. Just a thought. :)

You’re actually getting a great deal on your school! My husband went to Upper Limit Aviation@ SUU and it was quite a bit more. He instructed last year and is now flying tours in Hawaii over the angry volcano. lol I second the house hack idea if you’re ok with an out of town investment once your 18 months are up. It’s not for everyone, but it’s a great option with almost built-in future tenants (students who come in after you) Congrats on this adventure, and if you’d ever like to talk with my husband about heli stuff, I’d be glad to connect you. :)
I was going to hold my tongue and let you continue baiting people with this made-up scenario, but then you went too far with your back-handed comment to the military-looking guy. You’ve done it before to at least one other military member and it’s completely inappropriate. Stop trolling this forum and wasting people’s time with all the crap you keep posting. I personally would have taken you more seriously and actually thought about what you were saying in all your posts if you didn’t keep making out-of-line comments about realtors and military people, and being rude to the others who were trying to actually engage you, but couldn’t keep up. Come back when you can present your lending program in a professional way- that means being honest and respectful. Until then, you have no credibility and no business being here.

If you do decide to lower the price and are considering an open house, having it right after the price change will allow you to capitalize on the renewed exposure.
Only thing I would add to that is that if your property is financed, insurance is generally required.

Everything said here is pretty spot on, except I wouldn’t completely discount the Randolph area. There are some good neighborhoods for SF projects. For example, Aviation Heights is really hot right now.
