Charles Soper you might think the “lion’s share” of the work looks like it comes from the buyer’s agent, but please understand that a top-notch listing agent has a lot of skin in the game, spending their marketing dollars on getting maximum exposure for your property, investing time each day networking and getting that property in front of as many buyers and buyer’s agents as possible. We don’t just throw the line out, kick back, and wait for a nibble; and one percent would barely cover expenses, much less be adequate compensation for all the work involved with the transaction.

Your best bet is to find your own agent. They can negotiate for you and make sure the transaction is done properly, and they don’t cost you anything.

Jessica Wygal I picked 3 communities near me (in my drive path so that i would faithfully follow up- if they’re father away, it’s easier to blow it off on your busy days), went in to introduce myself to the reps and asked them to teach me about their homes on the first visit. Now I go by weekly to check on their inventory and take them a little goodie. It’s usually just a motivational quote with a piece of fancy candy or some little office aid, like a cute binder clip. I also offer to host barbecues or special events for them. It’s a great traffic driver for them, and it’s a great lead generator for me. There are lots of ways you can create value for them, and pick up leads for you and your team. The only down side is that reps move communities really often, but if you’ve done it right, your relationship will continue with the new reps, plus you’ll still have your old ones in a different community.

It’s perfectly acceptable to list a property with tenants in place. Investors will find you. Just another thought... your tenants are invested in a long-term commitment. Have you asked them if they’d be interested in buying?

Matthew Olszak said a mouthful. Buying into Zillow etc sounds great, but with what money? Most agents are just trying to stay above water for the first few months. There are just as many ways to be creative in lead generation as there are to finance investment deals, and it’s possible to not have to spend a dime on marketing. As was said before, chances are pretty good that you know enough now to get things rolling. If you’re waiting for business to come to you though, that’s just not going to make you successful. So back to your question about what to do all day... here’s what my days look like in general right now. Mornings: Read, reflect, review goals, work out. Social media. Take care of current clients. Emails/messages/calls. Marketing project of the day. Afternoon: Prep for evening showings/meetings. Milk route. Visit builders, regular drop-bys, replenish business cards, network. Showings/client meetings. Evening: Showings/client meetings. Follow-up phone calls, texts, letters, emails. Review day/goals, prep for next day. Being proactive and getting- and staying- in front of people will make them think of you when they hear people talk about buying and selling. Be consistent with regular communication and face time. Bring value to others first. And above all, follow up with the leads you’re already getting. In a nutshell, step away from that screen and go get involved in your world. :)
