How to Sell a Tenant Occupied Rental

Hi there! My husband and I are looking into selling one of our tenant occupied rentals outside of Houston, Tx and need some advice.

We purchased and renovated the home last summer (2017) and our tenants began their 2-year lease in August 2017. We would prefer to not wait to sell until August 2019 when the lease expires, but we do not have experience selling an occupied rental home. Do you have any advice for how to sell a home that has a lease and tenants in good standing? 

I imagine the best method to sell without breaking the lease or doing a "cash for keys" arrangement is to sell to another investor. So, in your experience, what has been the best way to connect with other investors to sell a property in this manner?

I'd be more than happy to provide additional details about the house.
