Hi,

I'm about to refi few properties (in different LLCs) , in TX and SC.

Please spam me with good DSCR options. Few data points :

FICO over 780

DSCR over 1.25 (some over 1.4)

LTV 75%

Loan amounts ranging from 56.25K to 200K

looking for PAR loans (no buy down) under 7.75%

Hi all,

I'm shopping for new insurance for my houses (SFR to 4plex) in the Corpus Christi area (and south - Corpus Christi, Alice, Kingsville, Robstown etc)

I'm facing way higher rates than last year.

Any recommendation for a good insurance product?

 @Gordon Cai Welcome to BP I faced similar issues when I started. I'm from the Seattle area. There is nothing here under $400,000. I started by buying houses for $30,000 in IN (2018). One small mistake on a $400K house can cost more more than the whole house in IN.

Beyond cost WA is not a landlord friendly state :(

It is easier for me to invest in IN,TX,LA etc..

I have many that were built in the early 1900s. One of the big questions is when were the systems last updated and was it full update - ie plumbing, electrical and HVAC?

@David Givens I'm not a lawyer and this is not a legal advise. LLC = Limited Liability Company. so having one organized with all the components will have a some protection for you. Set it up correctly and make sure to maintain the corporate veil so you are protected. Getting insurance is another protection. But having the LLC with the right paperwork is the cheapest insurance you can get for things outside your LLC. Every property that I have is in a LLC.

@Sashika De Silva don't expect to be a millionaire in a short time. It took me way longer to get my 1st deal than anything else. I have done over than 150 transactions in 5.5 years. in my 1st year I did less than 10 !
